A Sustainable Future and Enhanced City Maintenance: DOM3 Proposes Improvements to Marbella Council for Urban Development

DOM3, the association representing leading professionals in the luxury real estate sector, has engaged in discussions with Marbella Council's Urban Planning Councillor, José Eduardo Díaz, alongside urban planning experts Ana López and María Medina, to deliberate on the city's urban development.
The association has delivered to public officials a comprehensive report outlining the concerns and recommendations of its members, presenting a critical yet constructive viewpoint on the current urban situation, within the framework of the General Municipal Management Plan (GMMP), the Urban Management Plan (UMP), and the New Urban Regulations (NNUU).
A survey conducted by DOM3 among its members has revealed a moderately low perception of cleanliness and maintenance of public areas in Marbella, scoring 4.9 out of 10. Association members have pinpointed the need for improved infrastructure, security, and environmental sustainability as priority areas for the city.
Indeed, sustainability is one of the most pressing concerns. An overwhelming 92.9% of partners believe that not enough is being done for sustainable development in Marbella. The report also emphasizes concerns over the lack of affordable housing, with a consensus among partners on the severity of this issue.
DOM3 President Charly Simon expressed his gratitude to municipal representatives for their willingness to consider the association's suggestions: "We are thankful for the opportunity to present our perspectives and to collaborate closely with the Council. The readiness of public officials to listen and engage is a positive step towards realizing our shared vision of a better and more sustainable Marbella."
The municipal management's handling of professional activities has been rated with an average score of 3.7 out of 10, indicating a significant room for improvement in collaboration between the Council and professional sectors.
Key issues such as discrepancies in the treatment of rustic land between the new legislation and the GMMP, the transition to the new UMP, and the regularization of illegal buildings—a deep concern for Marbella's real estate sector—were discussed at the meeting.
On this front, the Association acknowledged the progress made by the Council in implementing communicated action procedures and the electronic processing of files but also put forward improvement proposals for the operation of the licensing department and better inter-departmental coordination.
Overall, the Association for High-Quality Housing emphasized the need for a proactive and well-planned approach to address key areas of urban development. Sustainability, in particular, is an increasingly pressing global concern, and Marbella has the chance to lead by example in this area.
This meeting between DOM3 and Marbella Council representatives marks a step forward towards a collaborative and productive commitment. The association pledges to maintain open dialogue and work hand-in-hand with the Council to ensure Marbella not only addresses these challenges but also becomes a beacon of sustainable development and quality of life, maintaining its position as a luxury destination on the Costa del Sol.
